A well-insulated attic, new water heater and new energy-efficient furnace make for low heating bills.  We average $114 a month for gas and electric.  We replaced nearly all the windows and updated the wiring. The newly finished full basement (925 square feet) is cozy and has plenty of storage, a laundry room, an office and a bonus room with a built-in bookcase.  Our house has two bedrooms, one bath, and priced at $196,000.
